Clause 5: the tenant undertakes to ignore the existence of 'the other', so that both inhabit the dwelling as if it were for individual use. Conversations, physical contact of any kind, and even accidental or visual contact are forbidden — any manifestation that acknowledges that the tenant shares the use of the dwelling with 'the other'.

A lease agreement as philosophical horror—Macipe takes the most bureaucratic, unsexy constraint imaginable and weaponizes it into something genuinely unsettling about cohabitation and enforced invisibility. This is the kind of premise that makes you laugh nervously because you can't quite believe someone made it work.
The formal rigor here is exceptional: every shot, every non-interaction, every avoided glance becomes a composed argument about space and social contract, situated squarely in the lineage of structural cinema and Kafkaesque satire.
The breakthrough is the sound design—the way Macipe lets ambient noise and the absence of dialogue become a character in itself, transforming what could've been a clever one-liner concept into something that genuinely breathes on a micro-budget.
